International company IT, rented about 1.200 m2 of Class-A office space at the location “Brama Portowa II” on the Niepodległości alley 44 in Szczecin.
Brama Portowa is a complex of independently standing office buildings , offering 13.000 m2 of modern office and trading space in the city centre. This building complex, was designed by the architecture office T33 Architects, and is the first commercial project in Szczecin to receive LEED Certificate (Gold and Platinum).
„During the process of choosing the new location for the company headquarters in Szczecin for our client, we conducted a full analysis of the class-A office space market, presenting the most attractive locations with spaces for rent accordingly with the requirements of the client.
Our analysis shows, that in 2018 the amount of unrented class-A office spaces in Szczecin is descending and is currently at 9%, if we were to compare with the previous year 2017. Average rent for A-class office spaces in Szczecin remain on the stable and unchanging level, and currently are at 11,0 -13,0 Euro/m2.
The largest office market in Poland remains Warsaw – the last year the supply of modern A-class office spaces amounted to 5 million m2. In the Warsaw city centre the rent is from 16,0 – 22,0 Euro/m2, whereas outside of city limit it sits at around 12,0 – 15,0 Euro/m2. The largest realized office projects in Warsaw include: Business Garden Warszawa (90,000 m2 – Investor: Vastint), Complex „Varso” ( 144,500 m2 Investor: HB Reavis) in which „Varso Tower” will be 310 meters high with the square footage of 70,000 m2 on 53 storeys, „The Warsaw HUB” (75,000 m2, Investor: Ghelamco), „Mennica Legacy Tower” (65,000 m2, Investor: Golub GetHouse and Mennica Polska S.A.).” - said Patryk Litwiniuk – General Director Litwiniuk Property.
