            Consulting company Litwiniuk Property Sp. z o.o. is the sole company responsible for leasing/commercialization of office and service investment space "Black Pearl" with a total area 11.000m2. The investor and the owner of the object is Idea - Inwest Sp. z o.o.

           Company SB Software Sp. z o.o. rented about 700m2 of class A office space in Black Pearl” office building on al. Niepodległości 26.

           Project entitled "BLACK PEARL" is a 9-storey building with commercial space on the ground floor, class A office space on the first floor and residential apartments on the other floors, and a two-level underground car park with 96 parking spaces.

          Our analysis shows that in 2018 the amount of vacant space A class office buildings in Szczecin, as compared to 2017, is still systematically decreasing and currently amounts to approx. 9%. Average rental rates per area Class A office buildings in Szczecin, they remain at a constant and similar level as in 2017 and currently amount to approx. 11,0-13,0 Euro / m2.
          Warsaw remains the largest office market in Poland - in the last year, the supply of a modern area of A class office in the capital city amounted to over 5 million m2. In the center of Warsaw, rates range from 16.0 - 22.0 Euro / m2, while off-center rents are at a much lower level and currently range from approx. 12.0 - 15.0 Euro / m2.
