The consulting firm Litwiniuk Property Sp. z o.o. advises corporations and companies on the lease of office space in class A office buildings and class A warehouse and production space in logistics parks in Warsaw and in regional cities throughout Poland and Europe. The company also provides FM management services (Property and Facility management services).
Patryk Litwiniuk - General Director of Litwiniuk Property Sp. z o.o. said - "The resources of modern office space in Warsaw currently amount to approx. 6.3 million m2. In the 2024, tenant activity on the Warsaw office market remained at a constant and stable level. Investors implemented new investments in parallel with signing pre-lease or lease agreements. In 2024 the vacancy rate in Warsaw dropped slightly and reached approx. 10%. Rent rates in the newest office buildings and top locations are around 23-30 EUR/m2 and 14-18 EUR/m2 outside the center. Renegotiations of current contracts accounted for around 60% of all transactions, and new lease agreements for around 40%.
